COOPERATIVES (CO-OPS)

What is a Cooperative (Co-op)?

A Co-op is basically a home that you own in an S-Corporation.  Instead of a deed you acquire shares
in the corporation.  With most co-ops you are responsible for maintaining the inside of the home only,
the structure is owned and maintained by the corporation.  Rules and regulations vary as to what you
can do with the inside of the home.

WHAT YOU NEED TO KNOW

MAINTENANCE FEE

When buying a home in an adult community there are certain fees that you should be aware of.  All of
the communities have a monthly maintenance fee.   The monthly maintenance is comprised of
allocated costs such as, lawn mowing, snow removal, master insurance, sprinklers, water, garbage
removal, reserved funds, cable and housing structure, such as roofs, siding, walkways and
driveways.

Usually items that are the responsibility of the home owner are heating and air conditioning,
windows, doors, vents, appliances and what is inside the walls of the home. If there is an addition of a
sun room or an enclosed patio, you may also be responsible for the complete maintenance of the
area including the outside.  If you have a crawl space you may be responsible for maintaining a sump
pump.

Maintenance fees may vary on the particular model you have, which will be based on size (square
footage) the same way your taxes are assessed.

APPLICATION FEE

Some of the adult communities will have an application fee that the buyer needs to pay.  The
application fee varies according to the community.  The fee may be comprised of a Capital Fund
amount and may include processing fees for the new home owner of the community.  These fees
may be due prior to closing.  Each new home owner in the community may have to be interviewed by
a member of the Home Owners Association (HOA) prior to closing.  Usually, this interview is a
formality to make sure that you understand all rules and regulations and any of the necessary
By-laws of the adult community.


General Note:
When you are ready to buy a home make sure you have read and understood the Rules and
Regulations and the communities By-laws.  Make sure you know what the Application and
Maintenance fees are comprised of because each community is different!
NJ TAXES

Property Taxes
New Jersey has a tax freeze program for
Senior Citizens.  The freeze is determined
by your age, income and the property
taxes that you pay during the calendar
year.  

Selling Your Home
NJ Transfer taxes have been reduced for
Senior Citizens, when selling their home.  
Rates are based on selling price and your
age.  For Seniors that have multiple
homes, there may be penalties that you
have to pay.
